Serving Country Club Hills

Garage floor coatings in Country Club Hills that keep thawed freezer juice on the surface, where it can be wiped up and disinfected.

Romeoville Epoxy Flooring installs epoxy flooring in Country Club Hills garages with one practical job in mind: whatever lands on the slab should stay on top of it. For more than 20 years we have built coated garage floors that are sealed and seamless, so a spill becomes something you wipe up rather than something the concrete keeps. That matters most in the corner where a household parks its overflow refrigerator and its chest freezer.

Our work starts the same way on every slab. We open the concrete mechanically with a diamond grinder or shot blaster, never with acid, and moisture testing appears as its own line in the scope instead of being offered after a floor has already blistered. The written proposal names the product, the system build and the finished thickness, so you can check what was quoted against what went down.

We also read the cracks, the joints and any old coating before we put a price on anything. When a slab needs repair before it can take a coating, we tell you so plainly. The price itself is figured per square foot for the system we actually propose, not pulled from a national per-garage average.

When the July 2026 Storm Reached the Garage Freezer

The storms of July 27, 2026 brought an EF-1 tornado to Country Club Hills, one of several the National Weather Service confirmed in the region that night. Cook County Board President Toni Preckwinkle issued a disaster proclamation, and the county’s release described extensive utility outages across numerous municipalities, along with downed trees and power lines.

A City Where the Freezer Lives in the Garage

Country Club Hills is largely a city of owner-occupied houses. Census figures put 74.1 percent of its housing units in detached houses, and about 74 percent of occupied homes are owned rather than rented. In homes like these, the second refrigerator and the chest freezer tend to end up in the attached garage, where there is floor space and an outlet.

That arrangement works fine until the power goes out. In summer a garage freezer is often the fullest appliance in the house, packed with bulk meat, and it is also the one nobody checks while the kitchen refrigerator gets the attention. By the time someone lifts the lid, whatever happened inside may already have reached the floor.

What a Floor Can and Cannot Claim

We want to be careful here. A coating is not storm protection, it does nothing to keep wind or flood water out, and it will not make a garage weathertight. What it decides is how the cleanup goes after a freezer has thawed and leaked, which is a much smaller job and the one this page is about.

The city has asked residents to report storm damage, and a town hall on the outages with ComEd is set for October 28, 2026. We have not found a restoration time for Country Club Hills and will not guess at one. For the floor, the only question is whether a given freezer stayed off past its hold time.

How Long a Freezer Holds, and What Leaks Out After

Food safety guidance gives a fairly clear picture of how long a freezer can wait. Diane Wright Hirsch of UConn Extension writes that a full freezer can stay at freezing temperatures for about 2 days and a half-full one for about 1 day, provided it stays unopened. An unopened refrigerator keeps food cold for about four hours.

The 40-Degree Rule

The same guidance draws the line for discarding food: once the temperature rises above 40 degrees for more than two hours, those foods should be thrown out. A freezer that stayed off past its hold time is therefore usually emptied in one go. Bags of thawed meat get lifted out, set down, carried across the garage and stacked by the door.

Each of those steps is a chance for juice to reach the slab. A torn freezer bag, a sagging cardboard box or a cooler tipped to drain leaves a trail between the freezer and the door. The puddle under the appliance itself is often the largest of all.

Meltwater From the Lid and the Drain

Chest freezers shed water as they thaw, whether anyone planned a defrost or not. GE’s owner’s manual for one chest freezer family notes that some models have a front defrost drain with a hose adapter packed in the bottom, and that water may drip from the back flange of the lid during defrosting. On models without a drain, it suggests towels or newspapers in the freezer bottom.

Meltwater by itself is a nuisance. Meltwater that has run past packages of thawing chicken or ground beef is something else, because it carries meat juice and fat out of the cabinet and spreads them across the floor.

What Thawed Meat Juice Does to Bare Concrete

Bare garage concrete is porous, and it treats a spill much like a hard sponge would. Plain water evaporates back out, but protein and fat-bearing juice soaks into the surface. Part of it stays in the pores long after the visible puddle is gone.

Stain and Odor That Hosing Does Not Lift

That is why a spoiled-food spill on plain concrete often leaves a dark outline weeks later and a smell that returns on warm days. Hosing the slab moves the surface residue toward the door but does little for what has already soaked in. Scrubbing helps at the top, while the absorbed material keeps working its way back out.

An old, worn coating can behave almost the same way. Once a finish has peeled or worn through at the freezer corner, juice runs under its edges and into the concrete beneath. That is one reason we inspect any existing coating closely before we quote a new one.

Joints and Cracks Under the Appliance

Spills follow the low spots, and in a garage the low spots are the control joints and cracks. A joint running past the freezer corner collects juice and holds it, and its edges chip first when a floor jack, a creeper or a heavy cart crosses it every week. A coated floor here starts with filling and leveling those joints, often with a semi-rigid polyurea joint filler, rather than coating over an open channel.

The 1970s were the largest building decade in Country Club Hills, at about 30 percent of its housing, so many garage slabs here have had decades to crack, settle and absorb old oil. We read those conditions before quoting. If a slab needs repair or replacement before it can be coated, that is what we say.

A Sealed Freezer Corner and the Cleanup After

A sealed, seamless coated floor changes the cleanup because nothing sinks in. Juice, meltwater and fat stay on the surface, where they can be wiped up and the area disinfected. That is the whole case for it, and we would rather state it plainly than dress it up as something more.

The System We Put Down

For a garage, that usually means a diamond-ground slab, a 100% solids epoxy base, a vinyl flake broadcast and a polyaspartic or polyurea topcoat. The flake hides small marks, and the topcoat gives a tight surface that cleaners wipe across rather than soak into. Grinding dust is collected at the grinder, never rinsed toward a drain or the street.

Moisture testing comes before any of it, using ASTM F1869 calcium chloride or ASTM F2170 relative humidity readings, because a coating sealed over a damp slab is the one that lifts. The same floor is built for the calcium chloride and rock salt that winter tires track in. We also choose coatings within the Illinois limit on VOC content, and warranty exclusions are read to you before the job is sold, with moisture named first.

Layout: Drip Pan, Drain Hose and Tarp

A good floor works best with a sensible freezer corner. Set the chest freezer so its front drain can empty into a drip pan, keep the hose adapter where you can find it, and leave room to pull the unit out for cleaning. Before unplugging a freezer to defrost or move it, put a tarp or plastic sheet down to catch the first rush of water.

None of that replaces the coating, and the coating does not replace the habits. Together they mean a thawed freezer costs a bag of spoiled food and an hour of work rather than a stain you live with for years.

Wiping Up and Disinfecting a Spoiled-Food Spill

When a spill does happen on a coated floor, the order is simple. Bag and remove the spoiled food first, then squeegee or mop up the liquid while it is still on the surface. Wash the area with hot water and a household cleaner, finish with a disinfectant, and let the floor dry before the freezer goes back in place.

Do it promptly rather than leaving it overnight, since even a coated surface cleans more easily before residue dries. With no open joints or bare patches for the juice to find, the odor leaves with the mess.

Paperwork Before Work Starts

Every contractor working in the City of Country Club Hills needs the city’s own Contractor’s License, a $10,000 surety bond and a certificate of insurance, handled through the Community Development and Building Department at City Hall, 4200 West 183rd Street. Illinois issues no state license for flooring or coatings work, so we confirm the city’s requirements before a job goes on the schedule.

The city requires a permit for additions, alterations and repairs but not for normal maintenance and repairs, and it does not accept permit applications by email or fax. We ask the Building Commissioner which side a garage coating falls on rather than assuming. Every home job also gets a written contract and the Home Repair: Know Your Consumer Rights pamphlet before work starts, as the Illinois Home Repair and Remodeling Act requires.
